Siding and Exterior Repair Contractors in Missoula, Montana

Full residing and targeted exterior repair for Missoula homes: LP SmartSide, James Hardie fiber cement and cedar over a proper drainage plane, plus rotted trim, fascia, soffit and window flashing fixed by carpenters who know where the water got in.

Siding in Missoula has to survive a wide swing: 20 below in January, 100 degrees in July, months of dry air, weeks of wildfire smoke and a freeze-thaw cycle that pries open every unsealed joint. Constructive Brothers approaches siding as the carpentry it is. We strip to the sheathing when the old material has failed, repair rot in the framing and sheathing, then install a drainage plane of housewrap or a rainscreen, flash every window and door with sill pans and tape, and hang the new siding on the fastener schedule the manufacturer specifies. Skipping those steps is how a $40,000 siding job ends up with wet walls in five years.

Material choice depends on the house and the budget. LP SmartSide is engineered wood that takes paint well and costs less than fiber cement, and it suits most ranches and split-levels in Target Range and Miller Creek. James Hardie fiber cement costs more but will not burn, which matters at the wildland edge in Grant Creek, the upper Rattlesnake and Seeley Lake. Cedar is still the right answer on a 1910 Craftsman where the original bevel siding sets the look. We also do the small exterior repairs that keep a house dry: rotted fascia and soffit, punky window sills, failed corner boards, deck-to-house flashing and the spot where the gutter has been overflowing onto the siding for a decade.

A full reside on a typical Missoula house runs $28,000 to $65,000 depending on square footage, LP SmartSide versus James Hardie versus cedar, how much rot turns up under the old siding and whether windows and trim are replaced at the same time, while targeted exterior repairs usually fall between $1,500 and $9,000.

Why Us

Why Missoula Homeowners Choose Us for Siding & Exterior Repair

Flashing before siding

Most siding failures are flashing failures. Every window and door gets a sloped sill pan, flashing tape lapped shingle-style over the housewrap, and a head flashing with end dams, so water that gets behind the siding drains out instead of into the wall.

Rot repaired by carpenters

Pulling old siding almost always exposes soft sheathing and a few rotted studs, usually under windows and at the bottom of walls. Because we are carpenters, we replace them properly on the spot rather than covering them up or calling in another contractor.

Fire-resistant options for the wildland edge

Homes in Grant Creek, the upper Rattlesnake, Seeley Lake and the Bitterroot foothills sit close to fuel. James Hardie fiber cement, metal soffit and ember-resistant vents give the house a fighting chance, and we detail them to the Firewise guidelines when you ask.

Hung, caulked and painted by one crew

Siding is only finished once the trim and caulk are done and the paint is on. We do all of it, including the gutters going back up, so you are not lining up three more contractors after the siding crew leaves.

Our Process

How a Siding & Exterior Repair Project Runs

Inspection and moisture check

We walk the exterior, probe suspect areas with a moisture meter, look at how the gutters, grade and flashing are moving water, and tell you whether you need a full reside or a targeted repair.

Material choice and quote

You get samples of LP SmartSide, James Hardie and cedar against your house, and a fixed-scope quote that includes an allowance for hidden rot so a bad wall does not turn into a surprise bill.

Strip, repair and flash

Old siding comes off one elevation at a time so the house is never fully exposed. We repair sheathing and framing, install housewrap or a rainscreen, and flash every opening before the new siding starts.

Side, trim, caulk and paint

New siding goes on with the manufacturer's fastener spacing and clearances, then trim, sealant and paint or factory finish. Gutters go back up and we haul off the old material and every stray nail.

FAQs

Siding & Exterior Repair Questions, Answered

Should I repair my siding or replace all of it?
If the damage is limited to a few boards or the area under one leaking window, repair is the right call and we can often match the existing material. Once rot shows up on multiple elevations or the siding is a failed product like early hardboard, a full reside costs less over ten years than chasing repairs. We will probe the walls and give you a straight recommendation either way.
LP SmartSide or James Hardie for a Missoula house?
Both are good products and we install both. LP SmartSide is lighter, easier to cut and nail, less brittle in cold weather and usually 15 to 25 percent cheaper installed, and it carries a long warranty. James Hardie is noncombustible, which matters near the wildland edge, and it is more stable through freeze-thaw. For a house in town with a moderate budget, SmartSide is often the better value; for a house in Grant Creek or near Seeley Lake, Hardie earns its premium.
Can you replace windows at the same time as siding?
Yes, and it is the best time to do it. With the siding off, we can install new windows as full-frame replacements with proper sill pans and flashing tape tied into the housewrap, which is far better than an insert window caulked into an old frame. Combining the two also saves the labor of cutting back and patching new siding around windows later. We install vinyl, fiberglass and wood-clad units and will price the options.
What time of year can siding be installed in Missoula?
Siding can go on most of the year, but paint and sealant have temperature limits, and fiber cement and engineered wood should not be installed on frozen sheathing. We schedule full resides from April through October and save winter for repairs that can be done in a day or two during a warm spell. If your siding is actively leaking in December, call anyway: a temporary fix now beats wet framing until spring.
