The 1890s to 1920s houses near Main Street and Fort Owen were built with rough-sawn lumber and balloon framing. When we open them up we add fire blocking and modern headers, and we save the original fir floors and casings whenever they can take another hundred years. Porches get rebuilt on proper footings instead of on dirt.
Acreage east of town along the Burnt Fork sits on heavy soil crossed by irrigation ditches. Additions there need a foundation designed for wet ground, and we locate the ditch easements before we stake anything. Most of these homes are 1980s and 1990s builds that are ready for new siding and a bigger kitchen.
Homes up the west-side drainages sit against the Bitterroot front, which means bigger snow loads on the roof and a real wildfire exposure. When we re-side or build an addition there we use fiber cement or metal and screen every vent against embers. It is the cheapest insurance a house can get.
